- From our SRE, Siemens are looking to recruit project manager. SRE Building Solutions (BS) is the SRE Business Unit responsible as a competent partner for implementing all major real estate projects for Siemens. The candidate will take project manger role, report to Head of BS District East.
What are my responsibilities?
1) Defining procurement strategies in construction projects on the basis of Division-wide and Group-wide procurement strategies and ensuring their implementation, as well as identifying solution approaches and integrating diverse objectives to achieve the project targets.
2) Establishing proper sourcing processes and controlling all procurement resources and activities and informing all involved in procurement to deliver optimum impact of cost-cutting potential (procurement plan, target-costing) and to meet requirements relating to deadlines and quality.
3) Heading up contractual and price negotiations and/or supporting the specialist buyers responsible for particular material fields to secure project targets with optimum conditions.
4) Defining internal indicators for project controlling and compiling all relevant information to submit qualified reports (e.g. for the project team, procurement management team).
5) Systematic forwarding of relevant project information (e.g. updated contractual conditions, supplier management data) to keep all project participants up to date with the latest information.
6) Participating in workgroups and forwarding information to inform oneself and others, to exert a shaping influence at an early stage and to optimize internal workflows and processes.
7) Developing and maintaining long-term partnership with qualified contractors and suppliers to optimize balance of quality and cost, and to increase procurement efficiency.
1.The Project Manager will be responsible for managing construction projects of industrial factories and office buildings across China to ensure the projects are completed within schedule and budget, in accordance of the companies’ Standards, Policies and Procedures.
2.The position is responsible for overall project phases from initiation, planning, execution, to close-out with providing technical direction and ensuring compliance with quality and EHS standards. The project manager responsibilities span a broad spectrum, covering all the areas of project management, including communication with end users to clarify requirements, project scope development, project planning, cost management, schedule management, quality management, procurement and contract administration, and safety management.
3.To communicate with business end-users to gathering requirements for the project and work with internal supporting functions to develop pre-project agreement with scope of work, schedule, and budget.
4.Manage design phase to ensure that Siemens standards / specifications are to be implemented in the project design and coordinate with internal business units to get alignment.
5.Ensuring that the industry best practices in sustainable design are incorporated into project process and building design.
6.To manage the external design consultants and coordinating the internal support functions to develop the project plans, probable cost estimates and project schedule.
7.Lead the project team to ensure that the key functional input is reflected in project scope and specification for bidding. Identify all necessary project approval/permits and develop the action and tracking plan.
8.Work with end users and project team to develop the project budget for Investment Approval, ensure transparency and accuracy of the project cost.
9.Coordinating with the Procurement Team to develop project bidding documents and vendor selection in accordance to company policies.
10.Work with end users to prepare and get approval / permits from local authorities with compliance with government policies and regulations
11.Manage external vendors; including contractors, PM companies, Jian Li, and other relevant suppliers to ensure that the actual project progress, cost, EHS, and quality is in line with project master schedule, budget and specifications. Forecast potential risks and provide necessary follow up actions to avoid any issues and minimize risks.
12.Lead weekly project meetings with vendors to closely monitor project progress and track issues, and deliver solutions to problems and potential risks. Provide monthly reports.
13.Manage claims from contractors / vendors and change requests from end users.
14.Prepare and conduct the Project Board Meetings and Steering Committee Meetings to review the project status with the business and function leaders.
15.Manage test and commissioning phase and close punch-list items, to ensure the project can be handed over by meeting requirements;
16.Prepare all required documents to ensure the project passing authorities’ inspections and receive permits / certificates in time.
What do I need to qualify for this job?
1.Bachelor Degree or above in Engineering, Architectural or Construction Management
2.Minimum 5 years experience of project manager involving the overall project phases of Greenfield industrial projects and demonstrated experience in leading multiple projects through various phases.
3.Knowledge in project programming, schedule planning & budget tracking; QA/QC, and EHS management
4.Advanced skills in Excel, MS Project, AutoCAD, and MS Power Point.
5.Fluent English in written and verbal.
6.Strong problem solving skills and “can do” attitude
7.Good client management with positive customer orientation
8.Effective time management and logical decision-making ability.
9.Capacity to handle pressure.
10.Willingness to travel extensively across the construction sites.
