职位描述
Working Duties:
Must be a team leader and work with other members of the team to meet all key performance indicators as set out in the management contract.
· Oversees the scheduling, maintenance, and monitoring of all heating, ventilating, air conditioning, water, electric, and other systems to ensure efficient operation.
· Implements and schedules preventative maintenance standards that are in compliance with Jones Lang LaSalle and client guidelines.
· Provides formal supervision to maintenance technicians within a facility or portfolio (including performance management, coaching, and development).
· Manages and schedules all projects that have been delegated to the maintenance technicians. Reviews for accuracy and quality of work performed by the technicians.
· Maintains a critical parts inventory and monitors it throughout the year.
· Prepares and submits client/JLL maintenance reports (UPS batteries, QER, Overtime, Energy, SEP, etc.).
· Evaluates vendors and suppliers on a regular basis with regard to quality and competitive pricing.
· Communicate regularly with manager and attend scheduled staff meetings/calls.
· Other duties and tasks may be assigned.
· Perform preventive maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Site Engineer.
· Oversee and monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems.
· Review and analyze system data (reliability, 1 calls, etc) and developing initial recommendation with Site Engineer on any maintenance changes, upgrades, replacements, etc.
Risk Management
· Coordinate a property risk management program which identifies major property risks including occupational health and safety, fire safety and essential services and environmental.
· Ensure data integrity of all information loaded into systems and comply with the audit process from time to time
· Assist in the development of guidelines and strategies to protect health and safety of staff and others, protect CLIENT’S and Jones Lang LaSalle reputations.
· Ensure disaster recovery and business continuity planning is implemented and maintained.
· Ensure escalation procedures are in place and observed for incident and problem reporting including advice to CLIENT’S Regional Managers and insurance company.
Profitability/ Savings Initiatives:
· Develop initiatives and strategies that lead to cost savings and service improvement
Customer Service / Client Relationships:
· Evaluate service response time and analyse occupants’ service request trends and suggestions
· Ensure feedback from client sessions is recorded and actioned to the satisfaction of the end user.
· Pro-actively develop and manage client / business unit relationships ensuring that the expected service levels are achieved across the region.
· Lead by example and groom the team in achieving maximum client satisfaction level
Reporting:
· Ensure that the team delivers meaningful inputs across the region in the development of monthly management reports.
· Review monthly financial reports including the preparation of accruals and variance analysis with FMs and CLIENT’S Regional Managers (as required).
· Assist in the budgeting and Recommit process including reviews with CLIENT’S Regional Managers as required.
· Administer the OneView website and ensure that all reports and other relevant data is regularly updated.
Training:
· Ensure the team is well trained on all facilities policies, procedures and systems. Work closely with the Jones Lang LaSalle senior Account team to devise new and innovative methods of learning built around skill development, leadership and succession planning
· Assign buddies for new team members to ensure team work, consistency & rationalization of the team
Leadership / Staff Management:
· Actively encourage an environment that supports teamwork, co-operation & performance excellence
· Act as manager and a coach for the team ensuring high staff morale, trust and work ethics.
Key Performance Measures:
· Refer to the Individual Performance Agreement (IPMP) for Key Performance Measures. · Ensure the KPI Targets for the Account are met |
