Role Summary
Responsible for day-to-day facility management, planning, utilisation, support, activities and cost controls. Sole charge position responsible for the day-to-day facility management of unisys offices in China.
Key Responsibilities
- Deliver high quality, prompt and professional facilities management services to support Unisys business operations in China.
- To provide a safe and comfortable working environment for all Unisys staff and maintaining well-organised facility operations / maintenance programs focused on preserving and enhancing the value of the facility.
- Conduct weekly maintenance and cleaning inspections.
- Communicate regularly with manager in Australia, local business unit leaders and key stakeholders.
- Organise trades people to complete maintenance and conduct on site supervision of their work.
- Ensure compliance with all government regulations that relate to office premises.
- Manage fire warden program.
- Financial management of all building maintenance spend, including creating purchase orders, witting annual maintenance budgets, and arranging accruals at month end.
- Manage printers, stationary and other consumables.
- Assist Procurement team during contract negotiations for Building Maintenance vendors.
- Comply with Unisys Procurement Policy and be honest and ethical in all business activities
- Attend to all building maintenance requests raised by Unisys employees.
- Manage space utilisation reporting.
- Initiate, direct, monitor and control daily performance of Suppliers to ensure that all activities are performed.Work with Suppliers, trades people and Unisys business team leaders to ensure complex issues are resolved.
- Create and maintain good business relationships with Landlords.
- Create and maintain good business relationships with Jones Lang LaSalle.
- Be a member of project teams during office fit outs and office relocations.
- Assist Unisys teams such as Supply Chain Management, Finance, Health & Safety, Security, Legal and Risk Management as required.
Requirements
- Excellent verbal/written communication skills in English, with a demonstrated ability to present with clarity and confidence.
- Sound stakeholder management skills and the ability to understand and participate in complex business conversations.
- Detailed understanding of Procurement and Sourcing methodologies.
- Knowledge and awareness of business finance and related systems i.e. Oracle, SAP.
- Active listening skills, with the ability to filter critical elements of the client or business requirement.
- Exceptional analytical, conceptual, and problem-solving abilities.
- Strong understanding of business structures, relationships, theories, principles, and practices.
- Able to prioritise and execute tasks in a high-pressure environment.
- Confidence and drive to work unsupervised, and the initiative to overcome obstacles to reach common goals.
- Displays selflessness, and the ability to empathise with others.
- Flexible to change in a dynamic, fast-paced environment.
- Strong attention to detail.
- Ability to collaborate with and work effectively as a team.
- Strong commercial and financial acumen.
- Self-motivated, hard working with good communication skills.
- Customer-oriented with a strong team work spirit.
- Working knowledge of computers, skills in Windows and Microsoft Office.
- At least 5 years experience in plant maintenance, facilities management or project management and a JV experience would be an advantage.
- University degree prefered with a Major in one of HVAC, water supply & sewerage, chemical mechanical, mechanical.
- Hotel or engineering background is preferred. Technician back ground is an advantage.
- Minimum of Secondary eduacation.
