Major Responsibilities:

• Directs and supervises in-house technicians and maintenance contractors to carry out planned and breakdown maintenance works;
• Conducts inspections of building facilities and prepare enhancement proposals;
• Prepares design, specifications for defects rectifications and improvement works;
• Supervised performances of contractors to ensure compliance with specification and EHS requirements;
• Comments on fit-out proposal for shops and offices;
• Attends premises’ handover and takeover;
• Monitors the sites to ensure tenants’ works compliance with fit-out guidelines and up to standards;
• Coordinates site works with tenants’ designers/contractors;
• Follows up on provisional drawings preparation and ensure they are up to date;
• Attends emergency calls and ad-hoc activities;
• Performs other related duties as assigned and requested.

Scope Dimensions:

• Employees supervised: around 20.

Skills, Qualifications and Experience Requirements:

• Degree in Building Services / Mechanical Engineering or equivalent;
• Minimum 3 years relevant experience in design, operation, maintenance of HVAC systems in large scale commercial complex, including ice storage system and boilers;
• Proficiency in Microsoft Office and AutoCAD;
• Fluency in spoken and written English and Chinese;
• Willing to work irregular hours when required;
• Preferably a professional member of a recognized professional institution, e.g. MHKIE, MCIBSE, Registered Professional Engineer, Registered Professional Property Manager in PRC.

• 参与承租单元的交付和接收工作；
• 监督施工现场以确保租户的施工符合装修指南及达到相关标准；

• 与租户的设计师和承包商协调施工现场工作；

• 跟进图纸的绘制及更新；
• 接听紧急电话，提供紧急维护服务；
• 完成其他相关任务和要求。

技能、资质及工作经验等方面的要求：

• 楼宇设备或机械工程相关专业；
• 3年以上大型商场和甲级写字楼暖通设备运营及维护相关经验；包括冰蓄冷系统和锅炉；
• 熟练使用微软办公软件和AutoCAD；
• 良好的中英文口语和书写能力；
• 愿意在必要时不定时工作；
• 最好是专业机构的认可会员，如：MHKIE，MCIBSE，中国国内注册专业工程师，注册专业物业管理师。
