Major Responsibilities and Objectives:

· To be responsible for project takeover and overseeing operation and maintenance of the building structure and fabric, including alteration and improvement works at the managed property.

Major Tasks and Activities:

· Conducts testing & commissioning of new buildings;

· Formulates and manages maintenance plans for building structures and finishes;

· Plans and manages buildings alteration and improvement works;

· Oversees tendering and quotations selection procedures to ensure compliance with company’s policy;

· Reviews contractors’ performance to ensure desirable standards are maintained;

· Prepares and manages budget and monitors stock level;

· Interfaces with internal and external customers with respect to planning requirements for planned maintenance, alteration and improvement works;

· Monitors staff performance, arranges and conducts training courses for staff;

· Liaises with government offices to ensure all alteration and improvement works compliance with government requirements & regulations;

· Attends emergency calls and other standby services as and when required;

Scope Dimensions:

· Employees Supervised: around 20.

Skills, Qualifications and Experience Requirements:

· University degree in Architecture, Building Surveying, Building Engineering with relevant professional qualification, e.g. HKIA, HKIS, CIOB or equivalent professional qualification in PRC, e.g. Registered Architect, Registered Constructor ;

技能、资质及工作经验等方面的要求：

· 拥有建筑，结构或土木工程学位，或其他认可的同等专业资质；如HKIA，HKIS，CIOB或者中国大陆相关专业认证，如：注册建造师，注册结构师；

· 6年以上大型高端商场和甲级写字楼建筑维护相关经验；至少3年在管理级别；

· 有“中国注册物业管理师”或“物业企业经理证书”优先考虑；

· 有丰富高端商场和写字楼管理维护经验；

· 良好人际关系，有协调内外部共同工作的能力；

· 有可信管理领导工程部员工工作的记录；

· 有深厚环境职业安全知识，有节约能源，可持续发展的意识；

· 熟练使用微软办公软件和AotoCAD；

· 良好的中英文口语和书写能力；

· 愿意在非工作时间和公共节假日工作；
