职位描述

Job Description:
1.OBJECTIVE
-Operate the shopping malls.
-Ensure the malls are in good condition.
-Plan a healthy development path for the potential mall.
-Reach the financial target.

2.KEY INDICATORS
-Rental income, EBIT, occupation rate, bad debt.
-Image (assets, merchandise).
-Stability and motivation of the team.

3.COLLEAGUES
-China shopping mall development manager, Operation manager, Regional shopping mall manager, store manager, regional manager, Assistant accounting, National leasing manager, project manager, Head office service departments.

4.SKILLS
-Maintain the assets condition.
-Fill up empty shops/counters.
-Ensure the tenants respect the company/government rules.
-Make renewal proposal for the contracts.
-Check the quality of the tenants.
-Communicate with relative departments to have the necessary condition.
-Help the tenants to have the document for their license application.
-Timely report the key activities to China shopping mall director.
-Make 2-level decision with China shopping mall director.
-Provide new idea and suggestion to China shopping mall director.
-Know the requirement/targets of each dept.
-Combine shopping mall development/activities with the company policy & strategy.
-Make renewal proposal.
-Sign less than 2 years contract.
-Control the quality of tenants.
-Solve the problems in leasing process.
-Develop constructive relation with local key tenants.
-Communicate with HO to recommend good brands.
-Make the Marketing Plan on the basis of the draft.
-Update weekly.
-Supervise the daily operation through forms and reports.
-Site visiting.
-Periodical meeting with team for operation issues.
-Recruit the right staff.
-Train staff for their responsibility and necessary skills.
-Motivate the staff and help them to solve the problems.
-Guide the work of each staff.
-Assign properly the job and have a good control of the process and result.
-Do the annual performance evaluation with the staff and review the salary with 2-level decision.
-Promote the good and potential staff and take action for the unsuitable staff with 2-level decision.
-Build up a good team spirit within the team and develop the potential of every single member.
-Reach the income forecast.
-Control the expenses.
-Develop the deposit income and penalty fee.
-Manage the allocation of deposit and penalty fee income with 2-level decision.
-Follow the monthly bulletin and propose action plan when discrepancy with the budget.
-Control the bad debt.
-Analyse the potential of each shopping mall and give proposal for budget.

Job Requirement:
-Group cross competencies:Leadership/Communication ability/Ability to make decision efficiently/Ability to work under pressure/ Planning&organization ability.
-Integrity and Sense of responsibility Excellent.
-Technical skills/Knowledge:Law/Computer/Construction/Fire fighting and Finance Average.
-Language skills English and China Excellent.
-Training and professional experience.
-Working environment:travel often, flexible working hours.
