职位描述
Major Responsibilities
? Site Selection
Visit the pre-selected sites.
Work with regional team to accomplish the technical Due Diligence
Work with the design team to draft the site plan/SPEC for the cost estimation and IC approval.
Work with the regional team to talk with the local authority to have a full picture of the project.
? Investment Proposal
Work with cost control team to provide the precise construction budget in the IC book
Bring sufficient information to the design team to finalize the site plan.
Project schedule and management plan
? Design & Documentation
Follow and lead the design work in terms of quality and timeline in different phases under the supporting from internal design team
Documentation management from project beginning to the end
? Budget, bidding and contract
recommend and negotiate with potential contractors
Support internal cost control team to assemble bid packets; select vendors and contractors; monitor work of all vendors and contractors
Support AMB cost control team to prepare construction contracts
Review and approve all vendor and contractor invoices; resolve discrepancies
? Project Management
Schedule and oversee all phases of construction from frame to finish, coordinate all necessary inspections.
Develop project schedules and ensure work is completed within established timeline.
Perform constant on-site monitoring and quality control function; manage and resolve punch lists and potential issues and problems
Attend design and construction meetings. Attend all zoning and regulatory meetings relevant to site development
Monitor construction budgets and ensure all work is completed within budgetary restrictions
Oversee construction supervisors and contractors
Oversee Alliances partners and coordinate their work
Maintain regular communication with field coordinators/site managers to ensure quality control and adherence to project schedules
Conduct the take over process and hand over to the asset management team
? External Affairs & Liaison
§ Represent the company in front of the tenant and give the support to the leasing team
§ Obtain permits and approvals necessary to construct buildings; coordinate and manage all communication with permitting officials to obtain necessary approvals and permits
§ Ensure that all necessary entitlements, permits, and approvals are received and required inspections are scheduled and completed
? Controlling & Reporting
§ Reporting and approvals according to the rules and procedures.
§ Weekly report and monthly report
§ Monthly payment forecast
? Safety and sustainability

Education/Experience
§ University degree in civil engineering, construction management or architecture.
§ 8 years of construction or development project management experience
§ 5 years working experience in cities in North China including Beijing, Shenyang, Tianjing, etc.
§ Strong negotiation skills.
§ Strong organizational, problem-solving, and analytical skills
§ Ability to manage priorities and workflow
§ Strong ability to coordinate activities amongst various parties.
§ Strong interpersonal skills
§ Fluency in Chinese and English (better to have).
§ Proficient on Excel, Project, AutoCAD
§ Willing to travel and be assigned to other cities in South China
