Position Reporting to:
Chief Investment Property & Property Management Manager - Mainland China Property (CIPPMMM-MCP)
Role Purpose:
In accordance with the strategy and direction set out by the Corporation, to supervise, manage and lead the overall operations of Ginza Mall in Beijing and support the pre-operation stage work of investment properties in Jing Jin Ji region of Mainland China, with an aim to enhance P&L and asset value of the Corporation’s portfolio.
根据公司制定的发展策略和方向,监督、管理和领导北京银座Mall及团队的整体运营,并需不时支持集团于中国大陆,尤以京津冀地区投资物业的前期准备工作及相关运营经验分享及支持,以提高公司投资组合的损益和资产价值。
Key Accountabilities:
1.Nurture and cultivate the Corporation’s vision, mission and value to local departments in Ginza Mall and be accountable to monitor and sustain the culture of the Corporation in daily operations.
为银座Mall本地团队灌输及指导正确的公司愿景﹑使命﹑价值及文化,并负责于日常运营中確保符合公司的监管标准要求及文化。
2.Responsible for aligning long-term asset management strategy (includes but not limited to leasing and property management aspects) set out by the Corporation for Ginza Mall and implement the annual business plan to ensure an optimal return to the Corporation is achieved.
负责整合公司对银座Mall制定的长期资产管理策略(包括但不限于租赁﹑运营和物业管理范畴),并按年度业务计划执行以确保实现对公司的***回报。
3.Lead and guide each department in Ginza Mall to set up governance system like procedure of approval, risk management, operation manual, service pledge etc. with appropriate implementation mechanism and monitoring.
领导和指导银座Mall各部门建立合适的工作机制及完善相关监管制度,包括审批程序、风险管理、操作手册、服务承诺等。
4.In accordance with leasing and marketing strategy from the Corporation, supervise and manage all leasing and marketing activities of shopping centers to ensure that they are conducted in an effective and efficient manner. Updated business analysis and suggestions for improvement would be reported to the management from time to time.
根据公司的租赁和营销策略,监督和管理银座Mall的所有租赁和营销活动,确保以有效和高效的方式运营,不时更新业务分析和改善建议报告并向管理层提交作考虑及审批。
5.Establish and supervise effective property management system, and from time to time update the system to ensure an optimal service is provided in the shopping mall.
建立并监督有效的运营及物业管理系统,并不时按实际情况更新,以确保在银座Mall提供***服务。
6.Oversee day-to-day operations of both leasing, marketing and property management team in Ginza Mall and support the pre-operations of investment properties in Jing Jin Ji region of Mainland China.
监督银座Mall的租赁﹑市场推广﹑运营和物业管理团队的日常工作,并需不时支持集团于中国大陆京津冀地区投资物业的前期准备工作及相关运营经验分享及支持。
7.Responsible for the annual financial target and business objectives of Ginza Mall.
Supervise and monitor the work arrangements, human resources planning, accounting etc, developed by each team in Ginza Mall.
负责银座Mall的年度财务目标和业务目标。监督和管控银座Mall各团队制定的工作安排,人力资源规划,财务计划等。
8.Coordinate both internal departments and external bodies, including but not limited to government, landlord, anchor tenants, etc. to achieve business objectives.
协调各内部部门和相关外部机构,包括但不限于政府,业主及主力租户等,以实现业务目标。
9.Assist CIPPMM-MCP to set up performance indicator based on the Corporation’s requirement and to assess the performance and business outcome regularly.
协助集团总投资物业及物业管理经理-中国内地物业并根据公司要求建立绩效指标,定期评估绩效和业务成果。
10.Be innovative and recommend leasing, marketing, operations and property management initiatives to strengthen the competitiveness of the investment properties in Mainland China.
以创新思路经营及推荐租赁﹑市场推广﹑运营和物业管理方案或建议,以加强中国大陆投资物业的竞争力。
11.Regulate, monitor and control the functions and service standard of each outsourced service provider.
有效规范化、监管和管控各外包服务商的专责功能和服务标准。
12.Assist business development team of IP&PM on new project assessment, pre-operations etc.
协助集团投资物业及物业管理部对新项目进行评估,开业前期的准备工作等。
13.Complete other tasks assigned by CIPPMM-MCP in timely manner.
及时完成集团总投资物业及物业管理经理-中国内地物业分配的其他任务。
14.Stationed in Beijing and occasional work aboard to other cities in Mainland China, if necessary.
工作地点:主要在北京,因工作关系亦需要偶尔在中国大陆的其他城市工作。
Jobholder specification. Minimum requirements for performance of the job.
1.Degree Holder or above, fluent in English and Cantonese and Mandarin.
本科学位或以上学历,精通普通话、英语及会粤语者优先。
2.Minimum 15 years of relevant working experience in commercial projects with proven track record in asset management.
至少15年的商业项目相关工作经验,在资产管理方面拥有良好的记录。
3.Knowledge about related government policies, regulations and standard of shopping centers in Mainland China(specifically Northern region).
了解中国大陆(特别是北部地区)购物中心的相关政府政策,法规和标准。
4.Selfdriven with excellent interpersonal communications and coordination skill, ability to execute planned and direction independently, adaptability to new challenge and work under pressure.
主动性强,具有出色的人际沟通和协调能力,能够独立执行计划和方向,适应新的挑战和压力下的工作。
5.Sound connections with the local authorities, retailers, and leasing agents.
与当地政府,租户和各租赁代理保持良好联系。
6.Demonstrate strong analytical ability and good problem-solving skill.

7.Demonstrate sense of responsibility and leadership in pooling the respective functions to work together.

8.Experience in shopping mall renovation would be an advantage.
