1.认真落实维修保养计划，并将维修保养情况上报主管领导。

2.定期对系统、管网等设备进行全面检查，并作详细记录，水泵等设备在良好状态下运行。

3.在工作中发现隐患和紧急故障应及时处理，在业主办公区内检修设备时，须得到办公人员许可。如遇暂时不能修复的问题，应及时向业主解释清楚，且采取相应的措施，并向上级汇报，填好有关记录。

4.接到报修，及时赶赴现场修理，并将维修完成情况单填好返回。

5.妥善保管好各种仪表、工具、钥匙等。

6.及时完成上级交办的其它任务，完成后及时报告，自觉接受上级领导的检查和考核。

7.节约能源，具有环保节约意识。

任职资格：

1.年龄25-45岁之间，三年以上相关工作经验；

2.有空调、锅炉、盘管风机、暖通管路、卫生洁具、土木油等方面知识，具备一专多能的技术技巧，能够承担起综合维修任务；

3.持有低压运行维修等操作证；

4.具有大型酒店、写字楼物业工作经验者优先。
