- 向REMS分管董事负责，统筹商业综合体的日常物业管理工作。
- 确定工作目标，制定工作计划，做好工作安排，做好每月、季、年度的工作总结。
- 拟定各项管理制度和管理措施，定期对各部门的工作监察协调，以检讨及改善本部门的管理水平。
- 负责物业管理体系的正常运作，并负责跟进不合格项的处理和纠正，预防措施及跟踪。
- 控制部门的人员编制，根据工作需要做好本部门的人员内部调配。
- 负责制定员工的业务培训计划，定期对员工进行业务考核和培训。
- 做好有关承判商的评审工作。
- 掌握部门固定资产及每月的物料消耗，并加以控制。
- 定期组织召开有关人员参加的工作会议，传达管理中心的精神，检查部门工作落实情况并对员工进行讲评，安排下一阶段的工作。
- 处理租户的重大投诉。
- 建立良好的公共关系，协调与其他部门的工作。
- 负责各项租用项目的监管工作。
- 负责管理处档案文件管理和印鉴的管理工作。
- 对物业管理处办公范围的防火安全负责，为物业管理处的防火责任人。
- 管理处遇紧急情况及事故，须无条件回管理处处理及做好善后工作。
- 完成上级临时交给的工作。
