- From our Siemens Real Estate Regional HQ Asia/Australia, Siemens are looking to recruit an experienced Regional Manager.

What are my responsibilities?
- Working cross border engaging country / cluster leadership
- The candidate should possess a working knowledge of how to effectively work cross-culturally and cross-country. The candidate must possess leadership skills to properly lead the Cluster Heads. This requires an individual who can lead by example and demonstrate best practice cross-cultural and cross - country work behavior. He/She will be responsible for supporting the countries /clusters in the annual planning process (includes support and guidance to the AMU’s for detailed budgeting) and will have to work effectively with global and regional counterparts.

Continuous monitoring and improvement of IBIT
- The individual is responsible for supporting profitability by developing and monitoring the continuous improvement of real estate costs/operations in office and manufacturing locations, e. g. maintenance, OPEX, services and vacant space. He/She will identify “weak” REU’s and initiate and implement measures to secure the “turn-around” in close collaboration with respective clusters.

Space efficiency and Space reporting
- He/She is responsible for directing office space efficiency and implementation of Siemens Office standards in the Clusters. The RM will work closely with OS LS in the Region to provide Region Asia Australia input into the standard setting process and help regionalize standards and guidelines to adapt for local conditions and requirements. The RM has to perform regular quality checks of Cluster/Country space reporting and to ensure continuous improvement of data quality as basis for a proper reporting of space consumption per REU/Sector/Division.

- Domestic and International Travel required up to 30% per work month

What do I need to qualify for this job?
Education/Qualification
- 10 years of professional experience
- 5 years in significant Real Estate functions
- BA in engineering or business, MBA or advanced real estate or advanced degree preferred.
- Fluent in written and spoken English

Skills
- Advanced / expert understanding of Real Estate concepts (Consolidation projects, sale lease back, service management…)
- Should have demonstrated ability to effectively engage with executive stakeholders to build/foster relationships

- Cross-border / Cross-cultural working experience
- Advanced MS Office knowledge

What else do I need to know?
- Siemens Real Estate (SRE) is responsible for the professional management of Siemens’ Real Estate portfolio world wide. This includes the acquisition, setup of new commercial/industrial real-estate, renovations, disposition of locations and servicing customers with a broad set of service offerings. With almost 900 million Euros of assets under management and 2’2 million square meters, SRE in the Region Asia/Australia directs one of the largest self-managed real estate portfolios in the world.
- The SRE Asia/Australia Regional Manager (RM) is fully involved in the day to day business as the interface between R-HQ and Clusters. He/she shall support the HoOS and HoRA in steering the Clusters, provide technical support and ensure best practice sharing among the Clusters and Asset Management Units (AMU’s). In addition monthly Business Performance Calls with the Clusters / AMU’s have to be conducted. Close collaboration and cooperation with the Clusters and AMU’s are needed. RM will drive the development and monitoring of operations for industrial and commercial locations. He/She leads the analysis of real estate cost developments and space efficiency in the Clusters. Initiation, implementation and monitoring of measures to improve IBIT in the Clusters as well as regular monitoring and analysis of regional property markets belongs also to RM responsibility.
- The ideal candidate shall have expert working background in multiple corporate real estate disciplines (e.g. Asset & Property Management, Portfolio Management, development and construction projects, real estate transactions and real estate related leases and services). The candidate must be capable to lead the technical reviews, evaluations of business cases for real-estate investments (i.e. maintenance projects, I- Applications etc) and analyze and resolve major customer issues.
- He/she will work closely with both, Head of Operations & Standards and Head of Regional Area to support them in daily business.
- The RM person engages with the internal Siemens Real Estate executives, countries and clusters to ensure the proper execution of daily operational business. From time to time, the individual maybe tasked by the head of OS with special projects and will be responsible for supporting process accuracy (for ensure the process quality, process trainings have to be conducted as well.) within the region. (Processes are defined, measured, communicated)
