Job Title: Senior Business Development


Objectives of the position
- Source and create business opportunities by developing existing and potential client relationships;
- Build high priority pipelines of investment projects.
- Work as a team to close the deals.

Representative Main Tasks
Source & Market intelligence
1. Develop regional market intelligence network and report to supervisor the analysis results and market information (market trends and customer requirement, any competitors in the market etc.) to prepare for proactive marketing countermeasures.
2. Familiarity with the overall urban planning of the target cities. Conduct a thorough investigation, including the amount of land there, the case of real estate development, the purchasing power of residents of the target cities etc.
3. Followed by a specific analysis of the local parking market, trying to identify possible opportunities to be invested in different regions and fields (such as hospitals, universities, commercial real estate and others).
4. To establish long-term friendly ties with the regional large organs, enterprises and institutions, and control over their parking needs, configuration status and settlement plan;
5. Integration of all the analysis results and formation of an effective database for a long-term use. And build high priority pipelines of investment projects through that database.
Business development & negotiation
1. Serve as the key regional management contact in all the aspects of the project pipelines, including identification of business development opportunities, pursue and successfully convert new project opportunities to grow the business;
2. Responsible for the screening of the potential investment projects and initial business negotiations. To communicate the investment envisaged in the project with business analysts, and calculate the likely return on investment together, and ultimately to determine and design different investment strategies/business model;
3. Have a comprehensive understanding of the different business models. Based on actual operating results and market conditions, and actively explore innovative business models.
4. To participate in all financial core issues decision, approval of the business plan, identify the potential risks and provide risk transfer solutions to ensure that the acquisition of the project and operations are carried out in accordance with the business plan and company strategy;
5. Tracking and analysis of relevant policies, information and data may affect the development of regional projects.
6. To cooperate closely with the legal consultant to ensure that all transaction documents for each project is legitimate, in-depth understanding of each of the terms in order to meet the best interests of the company; and ensure all violations of laws in a timely manner to redress and reparation;
7. Close communication, negotiation and coordination with customers and business partners, in order to solve any problems associated with the investment projects under management; And ensure that communication is at all times clear, open and honest and conforming to the highest standards of integrity

Qualification:
1. Bachelor degree or above in Real Estate , Economics or its equivalent;
2. 10 or more years investment banking, corporate development, private equity/venture capital, financial management/valuation, real estate or management consulting experience;
3. Grasp the full knowledge of the real estate industry structure, investment analysis, market research etc. and experience with the independent operation of the project;
4. Have excellent organizational skills, strong communication skills, as well as good promotion and implementation capacity;
5. Carry out independent research and project analysis for the parking industry.

Core Skill Required
1. Strong command of English & Chinese in written and good in verbal;
2. Has good skills and experience to be able to communicate with the corporate executives and government officials;
3. Self-motivated, good interpersonal, good communication and analytical skills.
4. Developed problem-solving skills necessary to develop unique or creative approaches and solutions to resolve complex issues/problems.
5. Good ability to withstand pressure and indomitable spirit
6. Proficient software capabilities in Microsoft Office (Excel, PowerPoint, Word) and other data processing & analysis software;
7. Good multi-tasks skill;
8. Be able to travel frequently.
