About the role

Under the guideline of China Real Estatestrategy, be responsible for development and execution of landlord real estatenegotiation and transaction activities for both regular store and outletswithin Greater China and for all Gap Inc brands including Gap Specialty,Factory/Outlets, ON and other brands.

Develop and manage external network of realestate consultants and brokers to support Gap China’s real estate activity tomeet our fast-growing business needs.

Partnereffectively with China Store Design and Construction, Operations and Financeteams to deliver assets that exceed our customers and shareholdersexpectations.

What you'll do

• Develop, conduct, and execute Landlord realestate negotiations and deal making activity for Gap Greater China frominitiation through final approval and documentation.
• Act as the primary conduit to the Landlordcommunity on behalf of Gap China businesses including timely communication ofreal estate decisions to Landlords as well as promoting Gap China as a Tenantof choice for each Landlord.
• Evaluate pro forma P&L and investmentanalysis for prospective real estate transactions.
• Collaborate with business partners to presentreal estate transactions and recommendations at various committees and/or offline to gain direction, alignment, and final approval.
• Collaborate with business partners and supportstaff to ensure timely, complete, and accurate capture and input of data andsupporting documents required to process all real estate transactions forreview and execution.
• Partner with Real Estate Law to ensure leasesare executed in a timely manner to mitigate any potential deal risk to Gap Inc.
• Partner with Construction to ensure the timelyand clean delivery of new deals, downsizes, repositions, remodels, and anyother real estate transaction, including assisting in ongoing store maintenanceissues.
• Partner and, in some cases, lead thenegotiation with Landlords to support Occupancy Audit, which includes: tax,audit, co tenancy and other miscellaneous claims.
• Develop and manage external network of realestate consultants and brokers to support Gap China’s real estate activity.

Who you are

• Extensive knowledge of Real Estate siteacquisition and pipeline process
• Extensive knowledge of lease administrationprocess
• Extensive knowledge of commercial real estate,business law, retail finance and accounting principles
• Thorough knowledge of negotiation strategy andtechniques
• Strong analytical and communication skills
• Successful track record of collaboration withdifferent Business Functions to achieve a single aim
• Established knowledge and relationships withinthe Landlord and Retail community
• Ability to travel extensively, including airand overnight
• Fluent English is essential
• Computer literacy skills (excel, word, outlook,etc)
• This position is based in the Shanghai office
• Bachelor degree required.
• 6+ years of retail Real Estate experience in aRetailer and/or Developer environment
