工作职责:

1.根据集团中长期发展战略和项目的具体情况、开发计划，提出融资方案，落实年度融资计划，满足集团及项目资金需求；

2.参与草拟，编制年度融资计划，根据项目及借款企业的具体情况，提出融资方案，内容包括融资方式、融资额、期限、资金成本、用途、担保方式等；

3.负责指定融资方案的具体实施，执行经批准实施的融资方案及年度融资计划，完成项目授信审批、合同签订、抵押评估、抵押登记、保险、提款、用款、还款、抵押涂销；

4.收集、整理、更新项目及企业的基础资料，包括项目“四证”、项目开发计划、项目投资概算、项目定位、项目营销方案及营业执照、税务登记证、组织机构代码证、贷款卡、审计报告、月度财务报表；

5.按金融机构要求组织、报送项目融资资料，撰写项目融资可行性研究报告；

6.审核贷款用款资料，登记贷款用款台帐，整理、保管用款资料；

7.按融资合同及财务顾问合同的相关条款，计算利息、财务顾问费并办理备付审批手续，扣付后及时核对，确保计付准确；

8.按金融机构要求组织、提供贷款调查等相关资料，并答疑；

9.负责公司债券业务和专项资产证券化（CMBS）业务符合上海和深圳交易所的合规要求；

10.负责对内沟通地产各项目的开发建设进展程度；

11.维护公司利益，协助上级与各金融机构、各业务机构保持良好的合作关系；

12.协助地产营销管理部完成抵押单元涂销抵押工作

13.完成上级交办的其他工作。

任职资格:

1.全日制统招本科毕业，投资、金融或财会类专业；

2.八年以上投融资工作经验，银行背景优先，有丰富人脉资源及融资渠道优先，创新融资方案实战经验优先；

3.抗压能力强，具有较强的沟通协调能力，良好的职业操守。
