职位描述
Responsible to establish a strong corporate base among supporting and potential corporate companies, property consultants, real estate agents by maintaining good relationship and extend attentive service to all existing and potential accounts. Effectively achieve or exceed annual revenue budget and maximizes revenue and yield potential. follow the Kerry core values and the brand ethos. 负责维护与已有及潜在的公司客户,地产咨询,房地产中介代理行的良好关系,并扩展更多的客户。负责有效完成或超额完成制定的销售年度收入预算,以达到最大收益。围绕嘉里的核心价值及品牌开展相关工作。
Major Responsibility 主要工作职责
1. Ensure residence’s annual revenue budget is achieved or exceeded. 保证完成或超额完成公寓销售收入的年度预算目标。
2. Ensure Sales Teams are utilizing key information to make strategic selling decisions (e.g. weekly report, monthly report).确保销售团队利用关键信息做出战略销售决策(例如:周报告,月度报告)。
3. Report and analyze current and potential markets/trends, coordinates all activities to maintain and increase revenue through added business volume and increased rate. 分析目前及潜在的市场,协调各种活动,通过增加销售量及房间价格来提高收入。
4. Procure new and repeat business by contact with corporate accounts, property agency, private clubs and professional associations within local and international markets. 通过与公司客户,房屋中介,私人俱乐部及熟悉当地和国际市场的专业人士联系获取新的及稳定已有的客户。
5. Create and leverage effective regionalized cross selling via cross-pollination of accounts.通过分享客户资源,形成有效的区域交叉销售。
6. Regular meet with tenants to ensure customer satisfaction and target renewal successful ratio. 定期与公寓住客会面以确保客户满意和目标续约成功率。
7. Provide timely information flows in accordance with the required sales administration process根据销售管理程序,销售经理必须及时提供即时信息。
8. Monitor and communicate industry trends within assigned region. 监控指定区域内的行业发展动态。

13. Assist the Legal Department in reviewing and revising customer contract documents. 协助法务部审查与修改客户合同文件

Communication沟通
1. Weekly conference calls / pipeline reports with GM of Kerry Residence.每周与嘉里公寓总经理进行电话会议或潜在客户报告。
2. Monthly conference call / report with GM of Kerry Residence to share ideas and discuss mutually beneficial strategies. 每月与总经理进行电话会议或月度报告,交流沟通并讨论互助销售策略。
3. Support communication and cross-selling between each sales teams. 支持每个销售团队之间的沟通和交叉销售。
4. Ensure that central sales function head are kept abreast of regional strategies.确保中央销售负责人与区域销售战略保持同步。
5. Share industry trends, strategies and news with sales teams.与销售团队分享行业发展趋势,战略和相关信息。
Sales Deployment/Staffing And Development 销售部署/人员配备与开发
1. Work with central sales function head to review city and property market mix to ensure proper sales resource allocation through strategic deployment.与中央销售负责人合作,回顾城市和房地产市场结构,以确保通过战略部署适当的进行销售资源分配。
2. Monitor strategic planning processes through monthly reviews/discussions with central sales function head每月与中央销售负责人进行回顾/讨论有关团队工作概况,以监控销售策略执行进程。
3. Support career development of the sales teams, coordination and communication with appropriate management.与管理层协调和沟通,支持销售团队的职业规划发展。

1. Keep abreast of property performance relative to budget and forecast.物业财务情况与预算和预测保持同步。

1. Assist and support regional teams create strategic, holistic communication plan including budget and metrics.协助和支持区域团队创建战略,整体的营销计划,包括预算和指标。
2. Liaise with central sales function head, and support the brand advertising agency, to create local, regional advertising campaigns.与中央销售负责人保持沟通,并支持品牌广告公司,建立本地、区域广告宣传。
