职责内容(按重要性原则) Contents of Work Responsibilities (Ranking by Priority) 1、 负责主持北京嘉里中心物业管理的日常工作,组织并督促各部门人员完成职责范围内的各项工作和任务; Takes charge of Beijing Kerry Center (BKC) property management and day-to-day operations. Leads and drives all related property departments to accomplish work assignments and tasks. 2、 组织制订和实施物业管理工作的各项工作规范,标准和服务程序,根据实际需要不断改进和完善工作流程并落实执行; Drives to develop and implement work process,service level and service procedures that related to property management, and continue to improve and fine tune work processes for further implementation. 3、 全面掌握客户情况,带领各部门向客户提供高水准服务。处理日常投诉,对客户意见、建议及时跟进处理和反馈;主动提供各种增值服务和提高客户体验的服务,提高客户满意度,保持BKC物业在本地的最高水平 Has comprehensive knowledge about all clients. Leads all departments to provide high standard services to guests. Handles guests’ complaints. Handles and closely follows up guests’ recommendations and suggestions, and provides feedbacks on implementation details. Proactively provide value added services and all services aiming at improving tenants/customer experience, escalate tenant/customer satisfactions and keep BKC property management the highest standard in local market. 4、 负责北京嘉里中心物业员工的日常管理和团队建设,并对员工的工作态度、工作技能及工作业绩进行督导和考核; Responsible for BKC’s property team management. Responsible for supervising and evaluating employees’ work performance. Responsible for enhancing employees’ work skills and providing leaderships and coaching. 5、 组织编制物业管理年度预算,经审批后执行;对日常费用支出进行有效控制,每月进行分析并提供物业管理月报; Responsible for making annual operational budget for property management, and implementing the budget after it is approved by the management. Effectively controls daily expenses, and conducts monthly P&L analysis by making monthly property management monthly report. 6、 监督各部门对物业设备设施及机电系统进行有效管理,确保各项设施的良好运转并符合政府规范及行业标准; Supervises all related departments to effectively manage their respective equipment & facilities and M&E systems, ensures that all facilities & equipment are in good conditions, function well, and meet up the requirements of local government and industry standards. 7、 检查落实日常及周期性的工程维修、秩序维护、清洁养护等工作安排,确保项目的持续良好运行状态及品牌形象; Plans, checks and implements regular maintenance, work orders, cleaning & upkeep related tasks, and ensures that BKC property management functions very well thus maintains BKC’s good image in the market. 8、 组织相关部门对物业的升级改造需求提供建议和方案,协调各部门对已获批项目提供实施配合; Drives the team and provides professional recommendations and solutions on upgrading property management at BKC, coordinates with all related departments, and provides support in implementing all approved projects. 9、 推动落实培训体系,关注员工发展,监督各部门对员工定期进行岗位技能及物业管理相关知识培训; Enhances property management training system, focuses on employees’ development. Drives and supervises all property departments to conduct working sills’ training & property management knowledge training on regular basis. 10、配合业主公司(嘉奥房地产)的各项经营活动,参与活动实施计划讨论并组织各部门落实现场执行; Supports Beijing Jia Ao Real Estate Company in all operational activities and work arrangements, participates in activity planning, discussion and implementation, and ensures proper execution on the site. 11、及时完成公司安排的其他工作 Undertakes job assignments given by the company and completes on time. 1. 有对物业各部门管理方案的规划权; Has planning authorities in providing management solutions for all property departments. 2. 有对物业各部门工作计划的审批权; Has approval authorities on work plans made by all property departments. 3. 有对下属考评或调整的建议权。 Makes proposals on subordinates’ work performance and personnel movement/adjustment. 工作经验:3-5年大型综合物业总监相关工作经验 Work Experience: 3-5 years’ Property Director’s related work experience at high-end multi-purpose complexes. 能力要求:优秀的语言表达能力,理解实施能力,沟通协调能力,分析判断能力,组织指挥能力 Capabilities: Excellent skills and capabilities in communication, understanding, execution, coordination, analysis, judgment, and organization. 技能要求:熟练运用现代化办公系统,中文写作能力,英文听说能力较强;熟悉并了解房地产开发及物业管理的相关法律、法规 Skills: Computer skills, Chinese written communication skills, English communication skills, well versed in rules & regulations in real estate development and property management. 其他相关要求:诚实敬业、开朗热情、工作严谨、责任心强、主动性强 Others: Integrity, dedicated to work, warm, passionate, details oriented, takes responsibilities, and takes initiatives at work.
