What You’ll Do

  • Planning, developing and implementing BKC operation strategies (for Office/ Retail/ Car Parking) to meet the organization’s requirements and expectations for the growth of the business.
  • Ensuring effective operational platforms and processes are in place to support business areas and their operational activities, periodically reviewing to improve them.
  • Managing the end to end operation model and working in conjunction with key contributor of Kerry On team and stakeholders to ensure BKC operational processes, systems, support, controls and capacity are in place to support and service all customers.
  • Regular meeting with KO team on actual progress of the marketing calendar, schedule of new store opening, ad-hoc tenant’s M&P events, requirements of causal leasing products, to review results (sales and traffic) for all M&P events (except Branding related);
  • Ensuring successful delivery of day to day operational standards including but not limited to cleanness/ background music / window display/ concierge services/ events/ staffs appearance;
  • Seeking business opportunities and oversight of business change activities, ensuring that
  • Closely monitor tenants' sales, Marketing and Promotion (M&P) activities, service quality and quality/ quantity of stocks;

  • Assist and drive poor performing tenants to improve sales through advise on products mix, service quality and seasonal promotion;

  • Acting as Business Analyst resource to conduct market research on 6-8 major benchmarking projects on sales by categories, M&P plan, CRM program, tenant mix (new tenants), foot traffic etc.;

  • Developing a close working (partnership) relationships with tenants ensuring all business operational developments are appropriately coordinated and aligned.

  • Proactively interface with tenants to achieve highest level of satisfaction to build up a cohesive community in BKC, ensuring that

  • Develop community initiatives designed to create connections between tenants, including tenants’ introductions, overseeing events, electronic and print communications, and building walkthroughs.

  • Oversee events to ensure there is a good balance of educational, member appreciation, and lead generating and sales-related events and to review for adequate procedural safeguards for the protection of members and company assets.

  • Seek opportunities to engage tenants to discover and discuss tenants’ objectives; and identify opportunities and act on them to connect each other.

What You Are

The candidate should possess a proven track record of previous operations strategies development, problem solving and possess excellent execution capabilities. Ideally, the candidate will have also worked on an international scale and comfortable working for a matrix organization. It would be helpful if you held a relevant bachelor degree.
