Title
? Programming, Planning & Construction China (Manager)

Location
? Beijing

Objective of Job
? Overall management and execution Programming, Planning and Construction Phase of corporate real estate projects for all asset classes, all company locations across Greater China
? Project management and reporting/risk management with focus on architectural programming/planning, building services planning and surveying
? Control and coordinate internal and external project partners
? Manage the project commissioning / hand-over
? Manage the users’ relocation and future improvement projects

Task & Responsibilities
? Project Management
？ Steering and coordination of all internal and external project participants
？ Secure communication within the company and Real Estate Group, project groups and towards Project Leader
？ Project reporting based on project structure tasks and responsibilities
？ Programming of engineering related (architectural, structural, mechanical, electrical, etc.) infrastructure and building scope
？ Plan (schedule, cost, qualities, quantities) project scopes and milestones using appropriate project management techniques and tools
？ Prepare and manage relevant vendor pre-qualification and tender processes and documentation in aligned collaboration with relevant internal purchasing functions
？ Self-reliantly and actively manage, monitor and action the progress of all project packages incl. change management and issue resolving, make sure the project and all sub-projects are realized as defined within set budget, time, quality; regularly define and undertake contingency and scenario planning as required
？ Track project milestones and deliverables integrating all sub-projects of a construction project (external) and business/common-functions (internal)
？ Develop and deliver progress reports, proposal, requirements documentation and presentations in a continuous improvement
？ Manage the project commissioning/hand-over
？ Manage the users’ relocation and future improvement projects
? Staff Management
？ Effectively communicate project expectations to project team members (internal/external) in alignment with Senior Manager PPC
？ Co-work and co-create value as defined under 1 above integrating all relevant third parties (vendors) and internal business and common functions in a self-reliant and pro-active manner and in alignment and application of internal leadership principles

Qualification, Competencies & Experience
? Education
？ University Degree Architect or Civil/Architecture/Structure Engineering or Mechanical/Electrical/Plumbing Engineering or Construction Management
? Experience
？ Minimum 5 years working experience in with relevant track record in construction projects in Greater China
？ Technical surveying/assessment competence
？ Professional experience in relevant project steering and management / project consultancy
？ Professional experience in relevant project design or design management, specifically Mechanical/Electrical/Plumbing
？ Professional experience in interface design or design management between building Mechanical/Electrical/Plumbing and process equipment
？ Working experience in or with MNC required
? Specific knowledge
？ Relevant technical knowledge in civil/architecture/structure engineering or mechanical/electrical/plumbing engineering
？ Relevant knowledge of local building codes and authority planning and construction approval processes
？ Relevant knowledge of best practice building budget planning/cost estimation/value engineering
？ Relevant knowledge of statutory vendor tendering processes and (inter-)national FIDIC contracting methods
？ Relevant knowledge of best practice building construction management
？ Excellent communication and team work spirit with relevant leadership qualities
？ High ability to assert oneself, team orientation and negotiation skills
？ Persuasive and able to communicate in a structured and logical way
？ Intercultural competence
？ Willing to travel
