Title: BD Manager

Report to: General Manager

Scope:

1. maximizing the return on investment new stores through efficient performance of these four functional areas – tenants, rents, budget and traffic
1. appropriate rental rates are negotiated, balanced by the current market, competitive rent and what landlord will support in the way of rents.
2. firm knowledge of the area and may recommend marketing programs, special promotions and other advertising strategies to maximize rental rates.
2. Identifying, tracking managing and resolving new and existing store issues

Responsibilities:

• Proactively disseminating project information periodically
• Identifying, managing and mitigating project (new stores) risk
• Ensuring that the solution is of acceptable quality and the workmanship is per approved MC standard
• Proactively managing scope to ensure that only what was agreed to is delivered, unless changes are approved through scope management
• Defining and collecting metrics to give a sense for how the project is progressing and whether the deliverables produced are acceptable
• Managing the overall schedule to ensure work is assigned and completed on time and within budget

In addition to process skills, a project manager must have good people management skills. This includes:

Skill requirement:

1. 3 years of relevant experience
2. Strong negotiation skills.
3. Excellent relationship management - government and commercial with owners, developers and property managers
4. Sound knowledge of the Chinese legal property system
5. English speaking
6. MBA or University graduate with real estate management degree is a plus
