职位描述

Responsibilities:

  1.  Working with Operations and Facilities Manager to understand and scrutinize Project Specifications & Drawings
  2.  Proactively analyze project design requirements, materials - and overall project delivery timelines to ensure key criteria is selected for vendor sourcing
  3. Proactively arrange and attend site visits and surveys as necessary with project team
  4. Liaise with Clients, Architects and Designers in relation to requests for pricing, tendering and cost control
  5. Managing and leading teams on multiple projects (in parallel) - ensuring financials, risks and targets are adhered to, while achieving project KPIs
  6. Create BOQ sheet or estimation table in preparation for GC tender (or any external provider tender)
  7.  Understand and scrutinize (Sub-) Contractor quotations, ensuring accuracy and value for money whilst maintaining profitability for the business.
  8. Compare market prices and constantly update costing and pricing models to ensure profitability is maintained for both subcontractors and the organization.
  9. Review and where necessary revise sub-contractor variations to ensure accuracy and value for money for client
  10. Organize timely review meetings, (working to deadlines set by project team and Operations and Facilities Manager) – prepare review documents for project team to understand progress made with tender, estimations, any challenges or questions
  11. Lead review of robustness of quote from the suppliers – explain this clearly to project team
  12. Lead strategic negotiation on long term agreements with specific suppliers.
  13. Assemble and analyze data to determine behavior patterns to identify opportunities for Efficiency and cost improvement.
  14.  Attend weekly project meetings and ensure all quotations and SOW out to tender, allows for any changes to SOW or quantities or change of models.
  15. Create and develop progress high quality reports in Excel and Power Point and be able to present findings to CEO, senior management and relevant stakeholders
  16. Confidently be able to answer queries on reports produced and promptly resolve any discrepancies
  17.  Once tender passed – prepare contract terms along side project team and Legal team – ensure key terms are added in to protect client and quality of the project
  18. Once construction project is live, attend weekly meetings to ensure contractors are meeting scope, quality and value – keeping active record table of events and issues (so as to analyse from end contract value)
  19. Attend key milestone site meetings with project team to inspect materials, quality of contractor work and ensure we are getting what we have paid for and agreed
  20. Advise project team- in clear report- of any discrepancies or foreseen issues.
  21. Analyze and resolve (cost) disputes that may arise between the subcontractors, Client and Company. 
Requirements:
  1. Good command of written (must) & spoken (better) English.
  2. Minimum 5 years procurement experience at senior level in construction and fit out of offices
  3. Background or experience as quantity surveyor preferred
  4. Minimum 4 years of consistent delivery of procurement savings in construction and fit out of offices
  5. Experience in managing office construction projects with budgets over £3 million
  6. Strong foundational knowledge of purchasing and strategic sourcing principles such as TCO, strategic supplier, win-win negotiation, risk management, price leverage, process reengineering, etc.
  7. Proficiency in MS office, especially PPT, Excel (i.e. Pivot table, VLOOKUP)
  8. Effective time management and organization skills to develop and execute project plans
  9. Excellent contract management and negotiation skills
  10. Proven ability to reduce supply chain costs Confident - experience in presenting at senior level meetings
  11. Experience in large-scale project management – proven examples need to be demonstrated
  12. Proven and solid analytical and questioning skills
  13. Confident in having difficult conversations
  14. Strong and calm negotiator 
  15. Flexible mindset -- being able to adapt to project and scope changes
  16. Strong problem solving and decision making skill
